What is Zoning?
All property within the City of Colorado Springs limits is zoned and subject to regulations and standards specific to the zone district. Zoning governs how property owners can use their land, including dimensional standards such as building height and setbacks between properties and rights-of-ways, and what uses are permitted. For mixed use and industrial districts, zoning also dictates how many parking spaces are required for a use, architectural standards for buildings, and landscape standards.

What are the residential zone districts?
The City of Colorado Springs’ residential zone districts are –
- A Agriculture
- R-E Single-Family Estate
- R-1 9 Single-Family Large
- R-1 6 Single Family Medium
- R-2 Two-Family
- R-4 Multi-Family Low
- R-5 Multi-Family High
- R-Flex Low
- R-Flex Medium
- R-Flex High
These 10 zone districts have varied permitted residential and limited non-residential uses, such as religious institutions and schools, and dimensional standards. What are the mixed-use zone districts?
The City of Colorado Springs has 6 mixed-use zone districts which permit both residential and commercial uses. These districts include –
- OR Office Residential
- MX-N Mixed Use Neighborhood
- MX-T Mixed Use Transition
- MX-M Mixed Use Medium Scale
- MX-L Mixed Use Large Scale
- MX-I Mixed Use Institutional

What are the industrial zone districts?
The City of Colorado Springs has 3 industrial zone districts, ranging from least to most intense uses. These include –
- BP Business Park
- LI Light Industrial
- GI General Industrial

What should I do if I want to change something on my property?
The first step in any land use application process is to request a Pre-Application Meeting (link to https://coloradosprings.gov/preapp). The Pre-Application Meeting is free of charge and allows prospective applicants to sit down with a planner assigned to the geographic area to discuss the specifics of a particular piece of property. The planner will outline any major areas of concern, explain any applications required, and outline the process timeline.
