The City's planning department plays a crucial role in facilitating and regulating the review of development applications. Our team guides project applicants through the review and approval process while ensuring the projects meet the City’s land use regulations.
Planning staff also play a role in helping provide public awareness and opportunities for public feedback on the projects. Some projects may include neighborhood meetings where residents can learn more and provide feedback. Public feedback is a critical part of the development application process.

To see development applications under review or recently approved in Colorado Springs, explore the map below.
You can enter a specific address or scroll and zoom around the map. Clicking on a development project will provide you with information on the side of the screen. The map is updated every 2-weeks to reflect new projects and updated status. The map shows applications submitted after January 1, 2024.
Looking for more documentation on a project?
Track the progress and view documents associated with development applications in our Land Development Application Portal. All records associated with a development project are available to the public.
Click on the button below to be redirected to the portal and enter the “record number”. You can also find applications by searching the parcel number, tax schedule number, address or enter a keyword.

How to View or Join a Meeting
Planning Commission
The Planning Commission is composed of nine members appointed by City Council to review various development applications and proposals. Some applications require Planning Commission to be the final decision maker and others Planning Commission is a recommendation body to City Council.
Planning Commission holds meetings once a month to formally review development applications at 2880 International Circle in the Hearing Room on the second floor.
All meetings are open to the public. Those who wish to participate may do so in person or via phone. Additional information on how to participate can be found in the agenda for each meeting.
The hearing can also be viewed at ColoradoSprings.gov/SpringsTV or on Comcast Channel 18 or 880 (HD).
Historic Preservation Board
The Historic Preservation Board holds meetings at 30 S. Nevada Ave, First Floor, Room 102. It acts in an advisory capacity to the City Council in implementing the Historic Preservation program for the city. It initiates the Historic Preservation Overlay Zone and administers the review of building or demolition permits for properties that are zoned Historic Preservation, among other responsibilities.
All meetings are open to the public. Those who wish to participate may do so in person or via phone. Additional information on how to participate can be found in the agenda for each meeting.
Downtown Review Board
The Downtown Review Board meets once a month to review downtown development applications.
All meetings are open to the public. Meetings are in person with a virtual option. Additional information on how to participate can be found in the agenda for each meeting.

Information on how to join a specific neighborhood meeting on a proposed application can be found on the in the calendar below. Neighborhood meetings are held by the project applicants, not the City of Colorado Springs.
